Our Leasing Guidelines

We're excited that you're considering joining our community! Our leasing criteria are designed to ensure a smooth and comfortable living experience for everyone. Here's what you need to know:

Financial Comfort: We ask that tenants have a monthly income of at least three times the rent. This helps ensure that your living expenses align comfortably with your financial situation.

Credit Score: We look for a minimum credit score of 600, understanding that everyone's financial journey is unique.

Proof of Income: Share your story with us! Provide your most recent two months of pay stubs to help us understand your current financial situation.

Bank Statements: Your financial health is essential. Let's talk—share two months of bank statements to give us a better understanding of your financial habits.

Security Deposit: Our security deposit is equal to the first month's rent, a standard practice to help protect our community and your home.

Pet-Friendly Community: We love our furry friends! If you have pets, there's a pet fee and pet rent to ensure our shared spaces are enjoyable for everyone.

Age Requirement: Our community welcomes a diverse range of residents. While our general age requirement is 22 and older, we're open to exceptions. Let's chat about your unique situation.

Application for All Adults: To maintain transparency and community harmony, all residents over 18 must apply. We value each person contributing to our vibrant community.

Exceptions: It is our goal to work with everyone to find a way to approve them for a home. If you don’t meet all of these guidelines we may be able to work with you to get approved throguh increased deposits, co-signers, or other methods.
